HOW TO CHOOSE A HOUSE IN FRANCE? |

- Choose a geographical area in the Deux-Sévres
- Look at properties for sale in that area
- Choose and view those of interest - we don't charge for viewing. |

- We will accompany your visit to properties that match your chosen criteria
(e.g.-price, condition of buildings, area, location)
- We will explain the technical details (e.g. sanitation, building permission, local taxes, French laws for business…).
- The price of the property includes all our services.
- Visiting without purchase: no charge. |
ONCE YOU AGREE TO BUY A PROPERTY: |

- We will set up the provisional sale agreement for you (compromis de vente).
- You have then got 7 days to consider your decision.
- During this week, you can cancel without any fee.
- No one else can buy during this period or up to completion (therefore no gazumping is possible).
- After this 7 day cooling off period has elapsed, a payment of 10% is required by the notaire as a deposit - this guarantees your purchase.
- You will then have to pay the balance of the full price on completion of the sale which is usually 2 to 3 months later - This can be more if the vendor and the buyer agree.

- The sale passes into the hands of the notaire (a French solicitor).
- The vendor and the buyer can have their own notaire or if they wish, they can, however, use the same one.
- The notaire's charges (solicitor’s fees) will be approximately between 7% and 8% of the purchase price as quoted by us and which is an additional cost to the price quoted. |
